Estates & Companies engaged McCrory to deliver a high-performance, 126-unit multifamily development featuring two, three-story walk-up buildings flanking a central four-story structure. Located just outside downtown Columbia in the desirable Forest Acres corridor, the project reflects a modern approach to urban living with a compact site layout, high-end residential finishes, and walkable access to surrounding amenities.
Over the course of a six-month preconstruction phase, McCrory worked closely with the owner and design team to refine conceptual plans, provide constructability reviews, and identify cost-saving opportunities through targeted value engineering. Preconstruction efforts also included comprehensive site logistics planning and schedule coordination to ensure construction efficiency within a tight urban footprint. The result was a streamlined execution of vertical and site work that met the developer’s budget, timeline, and leasing goals.
The team implemented sustainable design and construction practices throughout, achieving Bronze-level certification under the National Green Building Standard (NGBS). With upscale apartment interiors, integrated technology, and resident features like a fitness center, co-working lounge, and rooftop terrace, the project sets a new benchmark for market-rate apartment development in the Midlands.
